Subdivision planned for south of C.P. school


CROWN POINT | Plans for prime real estate that could soon become part of Crown Point and affect the extension of Main Street will go before the city this month.

Providence Real Estate Development LLC has filed to have a workshop before the Plan Commission Feb. 13 to discuss the development of 162 acres south of Crown Point High School and adjacent to the Youche Country Club golf course.

Preliminary plans show a residential subdivision with a mix of single-family lots, duplexes and townhomes built around three longer golf course holes. A separate 20-acre piece of land on the southern end of the existing golf course could have rowhomes. The proposal will be presented as a planned unit development.

"We're very fortunate to be working with such a beautiful amenity," said John Borucki, the chief operating officer for Providence. "We'll incorporate a lot of open space, a lot of great views and a sense of community."

The plans also show South Main Street extended to the east from where it now ends to meet up with 129th Avenue. But how that portion of road will be built and who will pay for it still is in question.

According to Borucki, the road is an issue separate from the proposed development that will have to be dealt with by Lake County, the city of Crown Point and the Crown Point Community School Corp.

The school corporation also is talking with the country club about allowing the group to build a driving range on school land bordering the golf course, which potentially could be used by club golfers and students. It has an executive session scheduled for 7:30 a.m. Wednesday to discuss a property lease agreement.

Before the subdivision plans can get final approval from the city, the land will have to be annexed. The developer will have to figure out a way to make the separate area with proposed rowhomes contiguous to a city boundary in order to annex it, since the golf course they will sit on is outside city limits.

Borucki said he anticipates submitting an annexation petition in the next couple of weeks.
